Staging Tip #1: Make it Less Personal

The first thing you should do is eliminate all personal touches in your home. Take down personal photographs, the kids’ drawings, and personal knick knacks. These items simply distract the potential buyer from their real feelings regarding your home. Just as you would walk through a model home and picture your own items in the place of the formal furniture and accessories, you want to do the same at your home. Let the potential buyers picture themselves living in your home.

Staging Tip #2: Fresh Coat of Paint

A fresh coat of paint can do wonders for the presentation of your home. If it has been more than a few years since your home was painted, invest the time and money into it to get it repainted. Make sure that the color is neutral and inviting and the paint will do the talking for you as prospective buyers walk through it.

Staging Tip #3: Spruce up the Curb Appeal

The first impression prospective buyers have of any home is the outside. In fact, many potential buyers do a “drive by” before ever asking to see the inside of the house. Before you risk losing a sale, take the time to spruce up the outside of your house. Make sure the lawn is neatly mowed, windows are washed, a pot or two of flowers is on the porch, and the sidewalks are clean. All of this will have a positive impact on people that pass your home wondering if they should take a look inside.

 

Staging Tip #4: Keep it Clutter Free

Clutter, just like personal items, takes away from the images that a potential buyer can have of your home. Try to keep the bare minimums in each room, having simple places to store personal belongings before someone walks through your home. All spaces that are at eye level should be completely clear and the floors should be as bare as possible. This could mean investing in storage for the time being, but it will be well worth your investment.

Staging Tip #5: Show off “Odd” Areas

If you have little nooks and crannies in your house that a stranger would have no idea how to utilize, show it off in the way you use it. Maybe you use a corner area in a bedroom as a book nook or a corner in the kitchen that is off to the side and not functional as the family command center. Show its use to spark the imagination of potential buyers!

Staging your home is one of the best way to ensure a sale. You will get more interest, higher bids, and have an easier time selling it overall. It only takes a little extra time to put the finishing touches on your home before anyone walks through it; all it takes is one time for someone to fall in love with your home to sell it, so don’t skip this step!
